2.3 Application and Resident Portal Information. If you apply for a lease or use our resident portal, we collect the information necessary to process your application and manage your account, which may include your name, address, email, phone number, employment and income information, and rental history.
When you apply to lease a unit at Fox Run, we use a third-party tenant screening service (TransUnion SmartMove) to obtain a consumer report as part of our application process. Before doing so, we provide a separate written disclosure and obtain your written consent, as required by the federal Fair Credit Reporting Act (FCRA). If we take an adverse action based in whole or in part on information in that report — including denying an application or requiring additional conditions — we will provide you with an adverse action notice identifying the screening company, your right to a free copy of the report, and your right to dispute inaccurate information directly with the reporting agency. We do not use consumer reports for any purpose other than evaluating rental applications.
We use the information we collect to respond to inquiries, process applications, manage leases and the resident portal, communicate with applicants and residents, and maintain the security and functionality of the Site. We do not sell your personal information.
We share information only as necessary with: our property management platform (DoorLoop) for lease and account administration; our tenant screening provider (TransUnion SmartMove) for application processing; our bank for security deposit handling; and service providers who help operate the Site. We may also disclose information if required by law, to comply with a legal process, or to protect the rights, property, or safety of Fox Run, our residents, or others.
You may ask us to correct inaccurate contact information we hold about you by contacting us directly. You may unsubscribe from marketing communications at any time using the link in those messages or by contacting us. Unsubscribing from marketing does not affect communications necessary to your tenancy, such as lease notices or maintenance updates.
By providing your phone number and opting in to text communications, you consent to receive text messages from Fox Run Apartments regarding your inquiry, application, or tenancy, including lease notices, maintenance updates, and account information. Message and data rates may apply, and message frequency varies. You may opt out of text messages at any time by replying STOP, and you may reply HELP for assistance. Opting out of text messages does not affect other communications necessary to your tenancy. We do not share your phone number with third parties for their marketing purposes.
The Site uses cookies to support normal browsing functionality and remember basic preferences. We use Google Analytics to understand how visitors use the Site; Google Analytics collects your IP address and browsing activity but not your name or other identifying details, and this data is not combined with personal information we collect elsewhere.
